DFW Housing Market Rachel Cahill January 13, 2025
In real estate, it’s often the little things—curtain disputes, missing rose bushes, or last-minute surprises—that can make or break a deal. For agents in the bustling Dallas-Fort Worth market, getting creative to smooth out the bumps is just another part of the job.
Buying or selling a home is one of the biggest financial transactions most people will make, and emotions often run high. Real estate agents act as mediators, problem solvers, and, sometimes, miracle workers to keep deals on track.
Take, for example, the case of a Fort Worth buyer who fell in love with a home partly because of its elegant dining room chandelier. Though it was listed as an excluded item in the contract, the buyer assumed the seller would leave it behind. Imagine the disappointment at the final walk-through when it was missing! The agent stepped in, arranged for a similar chandelier to be installed, and split the cost with the seller to avoid delaying the closing.
In another DFW transaction, a buyer loved a home’s curb appeal—especially its mature magnolia tree. After the sale closed, the new homeowner discovered the tree had been relocated to the seller's new property. Instead of escalating the situation, the agent negotiated with the seller to plant two young magnolia trees as replacements.
“Creative problem-solving is key,” says Rachel Chill, COO of The Cliff Freeman Group. “In real estate, unexpected challenges arise, and it’s our job to find solutions that keep everyone happy while protecting the deal.”
Sometimes, agents go above and beyond in ways that have little to do with the property itself. One DFW agent recalls a seller who couldn’t vacate their home on time due to an emergency. The agent arranged for a professional packing team and even helped supervise the move to keep the transaction on schedule.
Then there was the buyer who wanted assurances that the koi in the backyard pond would remain with the home. The seller was attached to the fish, so the agent helped broker a compromise: the seller kept the fish, and the buyer received a gift card to stock the pond with new ones.
For real estate professionals, these extra efforts aren’t just about saving deals—they’re about creating lasting client relationships. “Buying or selling a home is stressful, but when agents step in to handle the unexpected, clients know they’re in good hands,” says Freeman.
The Dallas-Fort Worth market, with its competitive environment and diverse neighborhoods, often calls for an extra level of care. Agents know that keeping deals together isn’t just about contracts and inspections—it’s about understanding people’s needs and finding common ground, no matter how unconventional.
